Application and Leasing

To apply at Monarc, start by visiting the “Availability” page and selecting the residence that best fits your needs, then click “Check Availability” Once you reach the apartment search results, choose “Apply Now”, enter your move-in date and lease term, and then click “Accept & Continue” to complete our secure online application process.

To complete your application, you’ll need a government-issued photo ID, proof of income, and a valid VISA if applicable. In some cases, additional documents may be requested while your application is being reviewed.
Applicants must show verifiable income of at least three times the monthly rent, along with approved credit.
Lease terms at Monarc range from 9 to 16 months, allowing residents to choose an option that fits their schedule and lifestyle.
Subletting or renting your apartment for short-term stays, including through platforms like Airbnb, is not permitted at Monarc. This helps ensure a comfortable, secure living experience for all residents.
Yes, renters’ insurance is required at Monarc to help ensure added protection for you, your belongings, and your home throughout your residency. Residents must maintain an active policy during the lease term, or a monthly non-compliance fee will apply.
To renew your lease at Monarc, simply reach out to the management office for available renewal options and next steps.
Monarc does not currently offer income-based affordable housing options. For questions about available residences or leasing opportunities, our team is always glad to help guide you through your options.

Move-in and Move-out Support

Yes, there is an application fee per adult, along with an administrative fee due at move-in. These fees help take care of the steps involved in welcoming you home and getting everything ready for your move-in day. Please reference our Community Fee Guide for most current information

To ensure a smooth move-in experience, elevator reservations must be scheduled ahead of your move-in date. If you plan to use a moving company, a Certificate of Insurance (COI) will need to be submitted to the leasing office as well. Please feel free to reach out to our team anytime if you need guidance or assistance with the details.
You’re welcome to make your home feel like your own. Painting is permitted, as long as the apartment is restored to its original condition upon move-out.
We understand that plans can change. If you need to end your lease early, you will choose the applicable penalty option through the Early Termination Addendum included in your Lease Contract Packet. Our leasing team can help explain the available policies and next steps.
Residents must provide at least 60 days’ notice before their move-out date.
To begin the move-out process, a Written Notice to Vacate must be completed and submitted to the management office 60 days prior to lease expiration.
Security deposit refunds are typically issued within 30 to 45 days after keys are returned to the management office.

Fees and Payments

Your security deposit amount will depend on your credit screening results. Once you receive an approved application and Welcome Home Letter, the deposit is due within 72 hours and can be submitted by cashier’s check or money order. Please reference our Community Fee Guide for the most current information

No, utilities are not included in the rent and are billed separately to each resident at Monarc. This gives you more control over your usage and the opportunity to choose your preferred service provider.
Internet service at Monarc is available through AT&T.

You can pay your rent securely through the Resident Portal, making it convenient to manage payments anytime.

Yes, Monarc includes a monthly amenity fee and a trash fee. These fees help support the shared services and community features residents enjoy each day. Please reference our Community Fee Guide for the most current information 

Parking

Yes, parking is available at Monarc for a monthly fee. Reserved spaces may be available as well, so we encourage you to check with the management office for details. Please reference our Community Fee Guide for the most current parking information .

Your guests are welcome at Monarc! Overnight stays are permitted for up to two weeks, helping ensure a comfortable experience for both residents and visitors throughout the community. If your guest is planning to stay longer, please contact the leasing office.
Yes, EV charging stations are available on the 10th floor, offering added convenience for residents with electric vehicles.

Maintenance and Requests

You can submit maintenance requests easily through the Resident Portal at any time. You may also reach the management team by phone or text 24/7 at (833) 660-3741 for added convenience.

Response times vary depending on the type and urgency of the request, but most maintenance concerns are addressed the same day or within 48 hours at most. Our team prioritizes each request with care to keep your home comfortable and well cared for.

Pets

Yes, Monarc is a pet-friendly community, and we’re happy to welcome pets as part of everyday life here. We allow up to two pets in each home, so your companions can feel just as settled as you do.

There is no deposit for pets. A $500 one-time fee per pet applies, plus $50 per month in pet rent.

Monarc welcomes up to two pets per residence, with a maximum combined weight of 80 lbs. To help support a comfortable community for all residents and pets, aggressive breeds are not permitted. We also require a veterinarian's letter verifying breed, weight, and required vaccinations.
We know that pets are part of the family and have curated amenities for their comfort, as well! Bring your pup to socialize and burn off energy at our on-site dog run, giving you a convenient space to spend time outdoors without going far from home.

Amenities and Facilities

Our community offers an exceptional mix of resort-style amenities, including a resort-style pool, fitness center, spa with sauna, Club Room, co-working space, and 24-hour concierge services. To see everything available, we invite you to view our full list of amenities online.

Every apartment at Monarc includes an in-home washer and dryer, making laundry easy to handle in your own space on your own timeline.
At this time, Monarc does not have designated bike storage on-site. If you’d like recommendations for nearby options, our team is always available to help.
High-speed internet service is available through AT&T. You can set up an account directly with the provider to stay connected and enjoy reliable service from home.
We have both package lockers and a dedicated package room, making deliveries simple and convenient when your items arrive.

At Monarc, you can choose from a variety of floor plans, including studios, one-bedroom apartments, one-bedrooms with a den, two-bedroom residences, and three-bedroom options. View current availability anytime on our Availability page.

Yes, 3D virtual tours are available for select homes on our Virtual Tour page. When you’re ready, our leasing team would love to show you around for an in-person visit as well.

At this time, furnished apartments are not available at Monarc. All residences are leased unfurnished.
